As a Real Estate Coordinator , you will assist in the acquisition, operation and management of a real estante portfolio in excess of 135 proporties throughout the US, including land, distribution centers, office & retail stores.
Oversee lease-related payments, including base rent, CAM charges, real estate taxes & insurance
Negotiate CAM, tax & insurance charges with landlords
Ensure timely exercise of renewal options & negotiate extensions
Interact with Director of Real Estate, landlord representatives & facilities staff to ensure properties are kept in proper condition
Research & provide information & documents to other departments
Negotiate lease & purchase agreement documents in conjunction with in-house & outside counsel
Coordinate due diligence of title & survey; work with outside counsel to prepare for closing
Disposition & sublease of surplus properties
Negotiate & prepare or review estoppel certificates & subordination agreements (SNDAs) requested by landlords, attorneys & lenders
Monitor & update leased & owned property abstracts, database & library; ensure data integrity of portfolio by performing quality audit reviews of third party abstractor’s work product; coordinate with database service provider
Notice landlords to comply with terms of the lease
Communicate with & bill rent & other charges to subtenants; enforce sublease obligations
Education : Bachelor's Degree or Equivalent
Experience : 5 years' real estate experience in administration of owed & leased commerical properties
Specialized Knowledge : Understand and interpret complex commerical lease technology; working knowledge of contracts & real estate procudures and markets
